Cooling failure is urgent, not routine
In this climate a rental without working cooling is uninhabitable within hours rather than days, and the obligation to restore it is real. An owner facing an uncovered breakdown and a legal deadline has very little room to negotiate on price or timing.
Breakdown is not a covered peril by default
If a storm wrecks the unit, that is covered. If a twelve-year-old compressor simply dies in July, that is mechanical breakdown and a standard landlord policy pays nothing. Equipment breakdown cover addresses it and is inexpensive, and it is rarely offered unless asked for.
Including utilities shifts the risk to you
Where the rent includes water or power, consumption is your cost and a leak or a failure is your problem in a way it would not be if the tenant held the account. It is a business decision rather than an insurance one, and it is worth making deliberately.
