Common Issues We Solve

The exposures an umbrella is built for

None of these are unusual. That is exactly the point.

A serious at-fault accident

Auto liability limits are finite and hospital bills are not. When a judgment passes the policy limit, the balance comes from savings, home equity, and future wages.

A teen driver in the household

Young drivers carry the highest accident frequency of any group. Umbrella coverage is the cleanest way to bring household liability in line with that reality.

A pool, a trampoline, or a dog

All three are standing liability exposures at a residence. Homeowners liability responds first; the umbrella is what stands behind it.

Rental property you own

Tenants, their guests, and their contractors all generate claims. An umbrella can sit above several underlying policies at once.

Boats, side-by-sides, and ATVs

Recreational machines add liability exposure on and off the property. Each has to be scheduled onto the umbrella rather than assumed onto it.

Something you said or wrote

Personal injury claims such as libel, slander, and invasion of privacy fall outside most standard policies but sit squarely inside an umbrella.

What Is Covered

What an umbrella policy adds

It does not replace anything you already have. It extends the liability side of it, and broadens the definition in a few useful places.

Excess Liability

Adds a million dollars or more of coverage above the liability limits on your existing home, auto, and watercraft policies.

Legal Defense Costs

Pays attorney fees and court costs, in many forms outside the policy limit, even when the suit against you ultimately goes nowhere.

Worldwide Coverage

Responds to covered liability claims that happen outside the United States, which a home or auto policy generally will not.

Landlord Liability

Extends over rental properties you own when those properties are scheduled onto the umbrella policy.

Personal Injury Claims

Covers defamation, libel, slander, false arrest, and invasion of privacy allegations that standard forms exclude.

Coverage Above Multiple Policies

One umbrella can stand above the home, the vehicles, the boat, and the rentals at the same time, which unifies limits rather than layering them piecemeal.

Across Arizona

Who tends to need one

Three household profiles where the conversation almost always ends in a yes:

Equity and Savings

Assets Worth Defending

If a judgment against you could reach past your auto limit into home equity, retirement accounts, or future earnings, you are the person the product was designed for. The threshold is lower than most people assume.

Multi-Vehicle Households

More Drivers, More Exposure

Several vehicles, a young driver, or a heavy truck in the driveway all raise the odds and the size of an auto claim. Umbrella coverage is generally the cheapest way to close the gap between exposure and limits.

Recreation and Rentals

Additional Standing Risk

A boat on Lynx Lake, a side-by-side in the national forest, a pool in the backyard, or a rental across town each adds a way to be held responsible. An umbrella can sit over all of them at once.

Why Cline Mountain Insurance

Built on trust. Driven by service.

A policy that does nothing most years. Three reasons to have somebody thoughtful place it.

Backed by Trusted Carriers

An umbrella only works if the policies underneath it are built to carry it. We structure the whole stack rather than selling the top layer and hoping the base qualifies, which is where most umbrella problems start.

True Local Expertise

Every machine has to be scheduled on by name: the boat, the side-by-side, the rental across town. We confirm each one in writing with the carrier rather than assuming coverage extends, because the assumption is free until the claim.

Genuine Relationships

We will tell you when you do not need one. A household with modest assets and adequate underlying limits is often better served by raising those limits, and saying so costs us a sale we would rather not make badly.

FAQ

Common questions about umbrella insurance

What does an umbrella policy actually do?

It adds a layer of liability protection, normally starting at one million dollars, above the limits already on your auto and home policies. The underlying policy pays to its limit first and the umbrella picks up from there.

It also broadens coverage in a few places the underlying policies do not reach, including claims that occur abroad and personal injury allegations such as libel and slander.

Who actually needs one?

Anyone whose assets or future income exceed their current liability limits. That includes homeowners with equity and retirement savings, households with teen drivers, pool owners, dog owners, landlords, and professionals with earnings worth protecting.

The practical test: if a bad accident produced a judgment larger than your auto liability limit, what would be used to pay the remainder? If the honest answer is your savings or your house, that is the gap.

How much does umbrella coverage cost?

Considerably less than most people expect. A first million typically runs a few hundred dollars a year, and each additional million costs less than the one before it.

Per dollar of protection purchased, nothing else in personal insurance comes close. That is the whole argument for it.

How much should I carry?

A workable starting point is enough to cover your net worth plus a cushion for future earnings, rounded up to the next million. A household with meaningful home equity and savings usually starts at one million.

Landlords, higher-income households, and families with several young drivers commonly sit at two to five million. The increments are cheap enough that rounding up is usually the right instinct.

Are there requirements before a carrier will write one?

Yes. Carriers require minimum liability limits on the underlying auto and home policies first, commonly 250/500 on auto, because the umbrella is designed to sit above a solid base rather than patch a thin one.

Raising the underlying limits sometimes adds a little cost. Just as often the resulting bundle prices better than the client expected, and either way we will show you the whole structure rather than just the umbrella premium.

What does an umbrella not cover?

Your own injuries and your own property. Those are what health, auto, and homeowners coverage are for. It also excludes intentional acts, and it does not cover business liability.

A business needs its own general liability coverage. An umbrella is personal liability protection sitting above personal policies, and trying to make it do commercial work is a common and expensive misunderstanding.

Does it cover my boat and my side-by-side automatically?

No. Each machine has to be listed on the umbrella and carry whatever underlying limits the carrier requires. Some carriers also cap what they will sit above by horsepower, hull length, or engine size.

Get it confirmed in writing rather than assumed. The assumption is free right up until the claim, at which point it is the most expensive thing on the policy.
