Common Issues We Solve

What renters get wrong, almost universally

Six assumptions that hold right up until the day they do not.

Assuming the landlord covers you

The landlord's policy rebuilds walls and roof. It pays nothing toward your furniture, your laptop, or your liability if you cause damage.

Treating liability as an afterthought

The most expensive renters claims are not stolen televisions. They are an overflowing tub that reaches two units below, or a guest injured at your place.

Sharing a policy with a roommate

Policies cover the named insured and relatives. An unrelated roommate is not covered, and at these prices sharing one is a false economy.

Guessing the property limit

People routinely insure $15,000 of belongings they would spend $35,000 replacing. A room-by-room walk with a phone camera fixes it in twenty minutes.

Buying actual cash value

Actual cash value pays depreciated value on a five-year-old mattress. Replacement cost pays what a new one costs. The price difference is small.

No plan for being displaced

After a fire or a burst line, loss of use is what pays for a hotel and meals while the unit is repaired. Nobody thinks about it until they need it that night.

What Is Covered

What a renters policy covers

Four core coverages and two useful additions, on a policy that usually costs less per month than a couple of streaming subscriptions.

Personal Property

Your belongings against fire, smoke, theft, vandalism, and most sudden water damage, including water coming from a unit above yours.

Personal Liability

Responds when you are held responsible for injuring someone or damaging property, including damage to the rental unit itself. Legal defense is included.

Loss of Use

Pays for temporary housing, meals, and added living costs when a covered loss makes your unit uninhabitable. Often the fastest-acting part of the policy.

Medical Payments

Covers modest medical bills for a guest injured in your unit without requiring anyone to establish fault first.

Off-Premises Theft

Your property is generally covered away from home too: a laptop taken from a car, luggage lost on a trip, a bike stolen from a rack.

Scheduled Valuables

Jewelry, cameras, instruments, and collections sit under low category caps by default. Scheduling insures named pieces individually at an agreed figure.

Who we write renters policies for

Three groups account for most of the renters book in this part of the state:

Students

Prescott and Yavapai College

Students living off campus often assume a parent's homeowners policy follows them. It sometimes extends, at a reduced limit, and sometimes not at all. A policy of their own removes the guesswork for the price of a few tanks of gas a year.

Newcomers

Renting Before Buying

Plenty of people rent for a year while they learn the area before buying. Starting the insurance relationship then means the home policy later is written by somebody who already knows the household.

Downsizers

Retirees in Rentals

Households that sold a home and moved into a rental often carry more valuable belongings than an average renter, and frequently still need meaningful liability coverage. Default limits rarely fit that situation.

Why Cline Mountain Insurance

Built on trust. Driven by service.

The cheapest policy we sell, and the one we spend the most time explaining. Here is why we bother.

Backed by Trusted Carriers

We will tell you when the honest answer is that bundling it with your auto policy makes the renters coverage close to free. That is a smaller sale for us and the right recommendation, and it is the most common outcome when we run both.

True Local Expertise

The liability side is what renters undervalue and what actually produces the expensive claims: an overflowing tub reaching the units below, a dog, a guest injured at your place. We set that limit deliberately rather than accepting the default.

Genuine Relationships

Sizing personal property takes twenty minutes with a phone camera and almost nobody does it alone. We walk you through it, and people are routinely surprised by how far above the default limit they land.

FAQ

Common questions about Arizona renters insurance

Is renters insurance required in Arizona?

Not by state law. It is required by a great many Arizona leases, which is a practical difference without much of a distinction: if your lease says carry it, you carry it.

Landlords ask for it because their own policy does not respond when a tenant causes damage. Having yours in force means a kitchen fire becomes an insurance claim instead of a dispute with the person who holds your deposit.

How much does renters insurance cost?

It is the least expensive policy in personal lines, typically running about what a modest monthly subscription costs. We quote it in a few minutes.

Better still, bundling it with an auto policy usually triggers a multi-policy discount on the auto side large enough that the renters policy roughly pays for itself. That is not a sales line; it is the most common outcome when we run both.

How much coverage should I buy?

Walk the place room by room with your phone and price what it would cost to buy everything new. Most renters who do this honestly land between $25,000 and $45,000, which is well above the default limit they were about to accept.

Choose replacement cost rather than actual cash value, and take at least $100,000 in liability. The liability increase costs very little and covers the scenarios that could actually follow you around.

Does my policy cover my roommate?

Almost certainly not. A policy covers the named insured and relatives living with them. An unrelated roommate needs their own policy, and each of you should be named on your own.

People try to share one to save money. At renters-insurance prices the saving is trivial, and the failure mode is that the person who is not named recovers nothing.

Does renters insurance cover flooding?

Rising water is excluded, exactly as it is on a homeowners policy. A contents-only flood policy is available and inexpensive.

Worth asking about if you are in a ground-floor unit, near a wash, or anywhere runoff collects after a monsoon storm. Water that arrives across the floor and water that arrives through the ceiling are two different coverage questions.

Am I covered if my things are stolen out of my car?

Generally yes. Your renters policy, not your auto policy, covers personal belongings taken from your vehicle. Auto insurance covers the car and its permanently attached parts, not the bag on the seat.

The renters deductible applies, so a stolen phone may fall below it. A laptop, camera gear, or tools usually will not.

What if I work from home?

Tell us. Renters policies sharply limit business property and generally exclude business liability, so a home office with real equipment in it can sit mostly uncovered.

If clients ever come to your unit, the liability gap matters more than the equipment gap. Both are usually fixed with an inexpensive endorsement.
