Contents are a percentage, not an estimate
Most homeowners forms set personal property at a fixed share of the dwelling limit, often half. Nobody checks whether that number matches what is actually in the house. Equipment, instruments, tools and a working home office push past it quietly, and the shortfall only appears in a total loss.
Scheduled items sit outside the normal limits
Jewelry, firearms, cameras and collections carry sub-limits that are far lower than people expect, sometimes a few thousand dollars regardless of your overall coverage. Scheduling an item removes that cap and usually removes the deductible with it.
Monsoon is the Valley constant
Water arriving in an hour and leaving in two is the one exposure every Valley city shares. Rising water is excluded on every homeowners and renters form sold here, so if you are in a basin or near a wash, flood is a separate purchase and it carries a waiting period.
