An ice dam put water through my ceiling. Is that covered?
Often, but it turns on wording rather than sympathy. The question an adjuster asks is how the water got in and over what period. Sudden entry through a storm-created opening reads differently from gradual seepage over a season, and some forms exclude the second even when the first is paid. Read your water damage wording, or send it to us and we will read it.
Does my policy cover flooding from the burn scar above town?
No. Flood is excluded from every homeowners form, however the water arrived. A burn scar makes flooding more likely and does not change the exclusion. Cover for it is a separate flood policy, and because burn-scar water reaches homes outside mapped zones, plenty of the people who need it have never been told to buy it.
Will a wildfire near town get my policy canceled?
Carriers in Arizona do review wildfire exposure and some have tightened what they write in the wildland-urban interface. A non-renewal is not the end of the road: there are carriers still writing this exposure and the terms vary widely. If you get a notice, call us the day it arrives rather than the week it expires.
I heat with wood. Does that change the quote?
It changes the questions. Carriers ask about the appliance, the install, the clearances and the chimney. A properly installed and inspected stove is ordinary here and insurable. An improvised one is the kind of thing that gets discovered after a fire, which is the worst time for anyone to discover it.
