A tree fell and missed the house. Will the policy remove it?
Often only partly. Many forms cover removal just when the tree strikes a covered structure, and even then with a low sub-limit. If a large tree comes down in the yard alone, the cost can land on you entirely. It is worth knowing your form's wording before a storm, not after.
My neighbor's tree hit my house. Whose policy pays?
Generally yours, which surprises people. Liability usually requires negligence, such as a known dead tree left standing. Absent that, a storm is treated as an act of nature and each owner looks to their own policy.
Do I need an umbrella at this level?
Frequently yes. The question is not what you earn but what a judgment could reach, and with a paid-down house at these values that is usually well beyond standard liability limits. The cost is modest relative to what it protects.
