Does having renters insurance help when I buy a house?
Yes, more than people expect. Continuous insurance history is a favorable rating factor and it carries from renting into owning. A buyer arriving with an unbroken record is in a better position than one with no history at all, and the policy itself costs very little.
When should I cancel it on closing?
Not the same day. You will own a building and may still have possessions at the rental for a few days. Overlapping the two policies briefly costs almost nothing and removes a gap at exactly the moment you are busiest.
Should I use the same company for the house?
Often, because it preserves your history and any loyalty benefits, and somebody already knows your file when the lender starts setting deadlines. We will still compare the market, and we will tell you if staying is the better answer.
