One limit, shared by every building
Shops, equipment sheds, pumphouses and detached garages all draw on a single other-structures limit set as a percentage of the dwelling cover. Nobody checks it against reality until everything needs rebuilding at once, and on an agricultural parcel it is almost always short by a wide margin.
A sale price will not rebuild a house
Where values are modest, insuring for roughly what the house is worth produces a limit that cannot replace it. Labor, materials, debris removal and current code all set reconstruction cost, and none of them follow the local resale market down.
Fewer carriers means shopping matters more
Rural Graham County is written actively by a shorter list of companies than a metro address, and the spread between the best and worst quote in a thin market is usually wider, not narrower. Renewing by default is the expensive habit here.
