Guests are a commercial use
Most personal homeowners forms exclude or sharply limit rental to transient guests, and a denial can rest on that alone no matter how ordinary the arrangement felt. Arizona law keeps towns from banning the practice, which means a great many Sedona homes are doing something their policy never contemplated. The fix is a policy written for it, not a hope that nobody asks.
Oak Creek is water, and water is excluded
Creek flooding and the runoff that follows a storm upstream are excluded from every homeowners and renters form sold in Arizona, whatever the source of the water. Flood is a separate policy with a waiting period, and proximity to the creek is the first thing to check rather than the last.
Rebuilding here is not a subdivision job
Custom construction on difficult lots, with design review and a limited local trade base, costs more and takes longer to replace than a dwelling limit set from a purchase price suggests. Loss of use matters as much as the dwelling limit when the rebuild runs long.
